WASHINGTON, D.C. and GREENBURGH, N.Y. (December 18, 2017) – Capitol Seniors Housing, a leading senior living investment and development firm, will begin construction this month on Stonegate at Greenburgh, an assisted living and memory care community in Greenburgh, N.Y. The $35 million, three-story, 90,651-square-foot community with 101 residential suites will be operated by Northbridge Companies. Located at 715 Dobbs Ferry Road, Stonegate at Greenburgh will be a LEED-designed community on the former site of Frank’s Nursery & Crafts, which was acquired by the town of Greenburgh in a 2011 tax foreclosure. The community is scheduled to open in the first quarter of 2019.

“We’re excited to build our first senior living community in the state of New York and bring a top-quality senior living community to the historic Town of Greenburgh. Residents of Greenburgh are rightfully proud of their town’s heritage, and they are likewise very happy that we are transforming this abandoned retail site into a valuable community asset,” said Scott Stewart, Managing Partner of Capitol Seniors Housing. “Residents and visitors of Stonegate at Greenburgh will feel as though they’re in an exclusive hotel with every amenity seniors want and deserve. The community will be operated by Northbridge Companies, an outstanding senior living operator serving numerous communities in the Northeastern United States with excellent signature programs that connect with residents’ minds, bodies and spirits.”

Designed with a rustic yet modern approach by Meyer Design of Ardmore, Pa., Stonegate at Greenburgh will feature natural materials, including stone on the exterior and as interior accents. With the goal to attain LEED certified status, sustainable features of the community include a substantial increase in the amount of green space, replacing existing asphalt; the use of native plants that require less water; a 20 percent water use reduction through water-efficient fixtures, faucets and kitchen equipment; a significant amount of recycled content in building steel, metal studs and drywall; energy efficient LED lighting with robust control systems and highly efficient heating and air systems. Additionally, the community is adjacent to public transportation.

The interior, also designed by Meyer, uses materials such as wood, wrought iron, copper and granite throughout the community on light fixtures, countertops and more. The entry area will feature an impressive high ceiling and signature staircase, helping visitors feel invited and special from the moment they walk inside. Interior colors will be a blend of calming blue, grey and earth tones. Artwork will include both modern works as well as vintage photographs which pay homage to Greenburgh’s rich history. The community will boast well-appointed amenities designed to be functional yet able to inspire engagement among residents and staff, such as a bistro featuring an open-concept kitchen area, club room furnished with comfortable couches and chairs, and library offering computers yet balanced with hardcover books and an inviting seating. Other amenities will include a dining room, art studio, salon, multi-purpose room, sports lounge, club room, theater, fitness/rehab room and a separate dining room in the memory care area. Located on 6.89 acres, the community will also offer abundant outdoor spaces including walking paths and garden areas which can also be viewed through the many expansive windows throughout the community. A sidewalk and beautiful landscaping alongside the frontage street will also enhance the community.

“Greenburgh is a fantastic community, and we’ve been very pleased to work with area leaders to bring this project to fruition,” said Joe McElwee, Principal – Development, Capitol Seniors Housing. “Stonegate at Greenburgh is ideal for this community in terms of physical location as well the demographics of the local and surrounding areas. The new Tappan Zee Bridge connecting Rockland County to Westchester County over the Hudson River and ending in Greenburgh will allow us to more conveniently serve the needs of Greenburgh residents and beyond. Additionally, Stonegate at Greenburgh will be adjacent to the Sprain Brook Parkway, which makes the community very accessible to the entire market area.”
